It should be remembered that there are expenses involved in selling a property. At the day of the notary the property will need to be free of debts, which include any debts to lenders, (to that date) These lenders will also have a clause in the deed that invokes some penalty for early repayment. Depending on the lender this can be anything from 0.5% to 2%. In addition there will also be a fee to cancel the mortgage, this is typically around 600 euros. For non spanish tax payers here is also a 3% tax retention from the sales prices. Not forgetting any community fees, water, electricity etc must ALL be paid BEFORE a property sale con be completed. So in order to sell a property which is financed by borrowing you will need to ensure you can cover these expenses or the sale cannot complete. Finally there is a tax imposed when a property is sold, this tax is known as Plus Valia. It is a very inexact science as to how the ayuntaminetos arrive at individual figures, experience shows that about 1/2 % is fairly typical.
Example:- A property with a mortgage of 100,000e 3% retention = 3000e 1% early repayment = 1000e Annul deed = +/- 600e Plus valia = +/- 500e Legal representation anything between 200e (with us) to 1500e
In this case a minimum of 105,500e would need to be achieved in a sale.
